When a seller asks me what they should fix before listing, I usually start with this answer. Probably less than you think. That is not very glamorous, but it is honest. Most buyers are not expecting perfection. They are looking for a home that feels clean, cared for, and easy to imagine living in. You do not need to turn your kitchen into a magazine spread unless you were already planning to do that for yourself. Fresh paint is usually the best place to begin. A clean, neutral color can make the whole house feel brighter and calmer. It also helps buyers focus on the home instead of wondering why one bedroom is electric blue. We have all seen that bedroom. Flooring is next. If the carpet is tired, stained, or holding onto a mystery from 2014, buyers will notice. If hardwoods can be refinished, that can be a beautiful win. If luxury vinyl plank makes more sense, it can help the home feel updated without going overboard. The kitchen matters, but a full remodel is not always the answer. Sometimes new hardware, better lighting, clean counters, and painted cabinets can do plenty. The goal is to make the kitchen feel fresh, not to spend so much money that you need a moment of silence when the invoice arrives. Curb appeal also earns its keep. Trim the shrubs, freshen the mulch, clean the front door, and make the entry feel welcoming. Buyers start forming an opinion before they ever step inside, so the front of the house should say come on in, not please excuse the chaos. The last thing is deep cleaning and small repairs. Loose handles, burned out bulbs, dirty vents, cracked caulk, and scuffed walls all send tiny signals. None of them may seem like a big deal alone, but together they can make a home feel less cared for than it really is.
