Escrow
A neutral third party holding money/documents until closing — and the account your lender uses for taxes & insurance.
PMI / MIP
Mortgage insurance you pay when putting less than 20% down. PMI for conventional, MIP for FHA.
Points
Optional upfront fee to lower your interest rate. 1 point = 1% of loan amount.
Contingency
A condition that has to be met for the deal to go through — financing, inspection, appraisal.
Closing Costs
Lender, title, and government fees due at closing. Typically 2–4% of the purchase price.
